During peak periods, bookings of less than four persons may be cancelled or adjusted with extra charges

Absolutely no smoking or vaping indoors.

Any indoor smoking will incur a minimum €200 deep-cleaning fee and may result in termination of your stay without refund.

Smoking is only permitted outdoors using the provided ashtrays.

Discarding cigarette ends on the grounds will result in an additional fine.

Stains on furniture, carpets, bedding, or upholstery.

Broken, missing, or misused items (furniture, appliances, decorations, kitchenware).

Scratches, holes, or burns on walls, floors, or fixtures.

Outdoor damage (garden furniture, fencing, pathways).

Tampering with smoke alarms, locks, or security systems.

Excessive cleaning required due to spills, rubbish, or neglect.

All damage must be reported immediately. Failure to report may result in additional fees.

Pets may be permitted only upon prior request and will incur additional charges.

No pets upstairs

Not permitted under any circumstances.

Any violation will result in immediate cancellation without refund.

Please respect our neighbours by keeping noise to a minimum.

Quiet hours: From 10:00 PM

Only the number of guests confirmed in your booking may stay overnight.

Use of additional beds (not included in the original booking) will be charged at €50 per additional bed, per night.

Parking is usually available directly in front of the house, where there are two guest parking spaces. At busier times of the day, these spaces may occasionally be used by visitors stopping in the village, so they may not always be free when you arrive.

If the spaces in front of the house - and those on the opposite side of the road - are occupied, simply continue along the R561 to Griffin's Pub car park, where you can park temporarily.

As the village becomes quieter, parking spaces closer to the house generally become available, and you're welcome to move your vehicle then.

If you have specific parking requirements, we also offer secure private parking by prior arrangement. This is ideal for motorcycles, classic cars, or high-value vehicles. A small fee may apply, and availability is subject to our parking terms. Please feel free to contact us if you'd like to arrange this.

Please leave the house tidy and in good condition. Excessive mess will result in extra cleaning charges.

Waste and recycling bins are provided — please separate rubbish correctly.

Heating, water, and appliances are provided for your comfort. In mild weather, hot water is supplied by the central heating boiler. This operates on a timer and activates three times daily at 06:30, 13:00, and 18:00, for one hour each time.

The bathroom provides an electric shower. We kindly ask that you switch off the shower (using the drawstring at the entrance to the bathroom) when you’re finished.

Kitchen towel and toilet roll: Extra supplies are stored in the hot press in the WC.

Towels: A supply is available on the white chest of drawers outside the bathroom.

Vacuum cleaner: Located under the stairs.

Laundry facilities are located in the leftmost shed at the rear of the house, as seen from the kitchen. To access the rear of the house, exit the via the kitchen door.

Cleaning utensils: Mop, brush, and other cleaning supplies are found next to the laundry facilities.

Rubbish & Recycling: A standard rubbish bin is located under the kitchen sink, with extra bin bags in the adjacent cupboard. A larger rubbish bin and a recycling bin can be found just outside the rear door, next to the kerosene tank.

Firewood: Stored next to the laundry area.

Important: If using the stove, always keep the stove door closed while in use.

The kitchen door key may require a slight jiggle to unlock.

Please ensure the door is locked from the inside before leaving the house.

A First Aid kit (green in colour) is located in the top cupboard to the left of the kitchen hob.

Fire extinguishers: Downstairs beside the WC and in the alcove at the top of the stairs, between the bathroom and Bedroom 1

For safety reasons, the use of portable BBQs is strictly prohibited near the kerosene tank.

Iron & ironing board: Located in the alcove at the top of the stairs.

Hair dryer: Found in Bedroom 1.

TV (Dining Area): Provides apps for all major streaming services. Feel free to log in using your own account.
